A jumbo loan broker in Stafford VA arranges financing for loan amounts above the conforming limit, and Duane Buziak does this by shopping hundreds of wholesale lenders for Stafford County households. The test is the loan amount, not the price of the house. A buyer with a large down payment can purchase an expensive home and never touch jumbo territory, while a buyer with a small down payment on the same home will. This article covers where the line sits in Stafford, what jumbo underwriting asks for, a worked example with real arithmetic, and how to compare offers starting with a soft pull.
When a Stafford Home Loan Becomes a Jumbo Loan
A jumbo loan is a mortgage larger than the conforming loan limit set each year by the Federal Housing Finance Agency (FHFA). Fannie Mae and Freddie Mac can only purchase loans at or below that limit, so anything above it must be held or sold under a lender’s own rules. Stafford County sits in the Washington, DC high-cost area, which carries a limit well above the national baseline. As of 2026, FHFA lists the DC-area limit at $1,249,125 for a one-unit home. Limits are reset every year, so confirm the figure on FHFA.gov before you build a plan around it.
Because the DC-area ceiling is high, many Stafford purchases that would be jumbo in other parts of the country are not jumbo here. The loans that cross the line tend to come from larger new-construction homes in Embrey Mill and England Run, waterfront and larger-lot properties in Aquia Harbour, and bigger North Stafford purchases near Garrisonville Road. Price points in those areas vary by builder, lot, and year, so rely on a current local listing search or an appraisal rather than a rule of thumb.
Loan amount is the test, not price
Suppose a home sells for $1,500,000 and the buyer puts 20% down. The loan is $1,200,000, which is under the 2026 DC-area limit, so it is a high-balance conforming loan, not a jumbo. Raise the price to $1,650,000 at the same 20% down and the loan becomes $1,320,000, which is jumbo. The same logic applies to refinances: your balance and the new loan amount decide the category, not what the house is worth.
A note on VA loans
For borrowers with full entitlement, the VA does not set a maximum loan amount. Lenders still set their own limits on what they will fund, and the VA guarantee only covers a portion of very large loans, which affects the down payment for borrowers with reduced entitlement. Section 6 walks through that calculation. FHA loans also have county limits, published by HUD, but FHA is rarely the route for loans of this size.
What a Jumbo Loan Broker in Stafford VA Does Differently
Duane Buziak is a mortgage broker, not a lender. He submits your information once and places the file with whichever of hundreds of wholesale lenders fits it. Jumbo pricing and guidelines vary far more between lenders than conforming rates do, because there is no Fannie Mae or Freddie Mac rulebook underneath them. One lender may accept a lower credit score but want more reserves. Another may allow a higher debt-to-income ratio but price the loan higher. Shopping matters more on a jumbo for that reason.
A retail loan officer employed by a single company can offer only that company’s jumbo products. That is a fair description of how any one-company shop works, and there is nothing wrong with getting a quote from one. Finance with Jodie, the Rate (Guaranteed Rate) Stafford branch, and Bayfield Home Loans are local names you may already be talking to. Bring those quotes along and compare them line by line, which is the idea behind Dare to Compare.
On a jumbo file, the broker’s work breaks down into three tasks:
- Matching the file to lender overlays. Overlays are the extra rules lenders add on top of basic guidelines. Self-employment income, recent job changes, or equity-based assets may be welcome at one lender and a problem at another.
- Structuring the loan. Sometimes a first mortgage at the conforming limit plus a smaller second mortgage costs less than one large jumbo. Sometimes it does not. The answer depends on that week’s pricing.
- Managing the file to closing. Jumbo appraisals, asset documentation, and underwriting conditions tend to be more detailed, and someone needs to keep them moving.

Jumbo Qualification Requirements in 2026
Jumbo guidelines vary by lender and change often, so treat any number here as a typical range, not a rule. Many jumbo programs look for credit scores in the 700s, though some go lower with compensating strengths. Down payments commonly start around 10% to 20% of the price, with larger loan amounts usually needing more. Debt-to-income ceilings often land in the mid-40s as a percentage, with exceptions in both directions. Your own file may land outside all of these ranges, which is exactly why a broker tests it against several lenders.
Reserves
Reserves are liquid assets left over after closing, measured in months of your full housing payment (principal, interest, taxes, insurance). If your payment is $10,000 and a lender wants six months of reserves, you need $60,000 still available after the down payment and closing costs. Jumbo files usually require more reserves than conforming ones because the lender cannot pass the loan to Fannie Mae or Freddie Mac, so it carries more risk and wants a larger cushion. Some lenders count retirement accounts toward reserves at a discount, and others do not count them at all.
Documentation and appraisal
Expect to document two years of income history, usually with tax returns and W-2s or, if you are self-employed, profit and loss details. Lenders will also ask for bank and investment statements covering the source of your down payment and reserves. Appraisals on larger homes can be stricter, and some lenders require a second appraisal above certain loan amounts.
Federal ability-to-repay rules, described by the CFPB, apply to jumbo loans, but there is no Fannie Mae guideline set that a jumbo lender must follow, so each lender writes its own. Some borrow heavily from Fannie Mae’s structure and others do not.
For refinances, a conventional cash-out refinance caps at 90% loan-to-value (LTV), meaning the new loan can be no more than 90% of the home’s value. A VA cash-out refinance can reach 100% LTV for eligible borrowers.
A Worked Stafford Jumbo Example With Real Numbers
This is an illustration, not a quote. Suppose a buyer purchases a home in Embrey Mill for $1,650,000 with 20% down.
- Down payment: $1,650,000 × 0.20 = $330,000
- Loan amount: $1,650,000 − $330,000 = $1,320,000
- 2026 DC-area conforming limit (FHFA, as of 2026): $1,249,125
- Amount over the limit: $1,320,000 − $1,249,125 = $70,875
Option 1: single jumbo. Assume an illustrative 6.50% rate on a 30-year term, as of October 2026. The payment factor at that rate is about $6.3207 per $1,000 borrowed, so $1,320,000 × 0.0063207 = about $8,343 per month in principal and interest.
Option 2: conforming first plus a second. Assume a $1,249,125 first mortgage at an illustrative 6.25% over 30 years and a $70,875 second at an illustrative 8.50% over 20 years. The first costs $1,249,125 × 0.0061572 = about $7,691. The second costs $70,875 × 0.008678 = about $615. Combined principal and interest is about $8,306.
The split structure saves roughly $37 per month in this scenario. That is small, and a change of an eighth of a point in either rate could erase it, which is why the comparison has to be run with live pricing. The second mortgage may also carry its own fees.
Taxes and insurance. This example assumes a Stafford County real estate tax rate of $0.84 per $100 of assessed value and a homeowners insurance estimate of $350 per month. Rates change, so check the current rate with Stafford County before you budget.
- Taxes: $1,650,000 × 0.0084 = $13,860 per year, or $1,155 per month
- Insurance: $350 per month
- Total with single jumbo: $8,343 + $1,155 + $350 = about $9,848 per month
- Total with conforming plus second: $8,306 + $1,155 + $350 = about $9,811 per month
At 20% down there is no mortgage insurance in either scenario. The rates and the assessed value are assumptions for illustration only, and actual rates, payments, and APR depend on your credit, loan terms, and market conditions on the day you lock.
Comparing Jumbo Options With a NoTouch Credit Pull
Duane Buziak’s NoTouch Credit Pull is a soft pull mortgage option: it lets you see where you stand and what programs you may fit without a hard inquiry, so starting costs you nothing in credit score. This works as no hard inquiry pre-approval for the early comparison stage. A hard credit pull is still needed later, when you formally apply and move toward a locked loan, but by then you have a clearer idea of which path to take.
Dare to Compare is the second half of the process. Bring any other quote you have, including those from the local names mentioned earlier, and put them side by side on rate, points, lender fees, and reserve requirements. A lower rate with a higher reserve requirement may not suit your cash position, and a quote with fewer points may carry higher fees elsewhere. Where available, no-out-of-pocket closing options can be built into the structure, for example through lender credits in exchange for a slightly higher rate. That is a trade-off to price, not a free benefit.
On credit scoring, the CFPB explains that rate-shopping for a mortgage within a short window is typically treated as a single inquiry by scoring models, with the length of that window depending on the model. A soft pull first simply lets you narrow the field before any hard inquiries happen.
Here is how the main loan types compare for Stafford buyers. Ranges are typical and vary by lender and program:
| Loan Type | Typical Loan Amount Range | Down Payment Expectation | Reserve Expectation | Typical Stafford Buyer |
|---|---|---|---|---|
| Conforming | Up to the national baseline limit | As low as 3% to 5% on some programs | Often few or none | Move-up buyer in Rockhill or Stafford Courthouse |
| High-Balance / DC-area conforming | Above baseline, up to the 2026 DC-area limit | Commonly 5% to 10% or more | Varies, often modest | Buyer in Garrisonville or North Stafford with a larger loan |
| Jumbo | Above the 2026 DC-area limit | Commonly 10% to 20% or more | Often several months or more of payments | Buyer of a larger home in Embrey Mill, England Run, or Aquia Harbour |
| VA full entitlement | No VA maximum; lender sets its limits | Can be 0% for eligible borrowers | Varies by lender | Marine or DoD civilian relocating to MCB Quantico |
| Conforming-plus-second | Conforming first plus a smaller second | Commonly around 20% combined | Varies by lender | Buyer slightly over the limit who wants to avoid a full jumbo |
VA and Quantico-Commuter Buyers Above the County Limit
Marines and DoD civilians relocating to MCB Quantico often want more space than a starter home offers, and Stafford has the inventory for it. A borrower with full VA entitlement has no VA loan cap, so a larger purchase can still be done with no down payment, subject to the lender’s own limits and underwriting. Borrowers who still have a prior VA loan outstanding, with only remaining entitlement, may need a down payment above the county limit.
Duane Buziak can pull your Certificate of Eligibility (COE) electronically with your Social Security number and date of birth, so you can see your entitlement status without waiting on paperwork.
The entitlement calculation
The VA describes the math this way. Using the 2026 DC-area limit of $1,249,125 (as of 2026) and a stated used entitlement of $110,000 from a prior VA loan, which is an illustrative figure:
- County loan limit × 25% for the maximum guarantee: $1,249,125 × 0.25 = $312,281.25
- Minus used entitlement: $312,281.25 − $110,000 = $202,281.25 remaining
- Multiply by 4 for the no-down-payment purchase limit: $202,281.25 × 4 = $809,125
If this borrower buys at $1,000,000, the down payment is the gap between 25% of the loan and the remaining entitlement: $250,000 − $202,281.25 = about $47,719, or roughly 4.8%. Your own COE and the lender’s requirements will set the real figure, so confirm details at VA.gov.
PCS timing
Orders do not leave much room. A pre-approval ready before they arrive means a commuter coming from Garrisonville or Stafford Courthouse can move on a listing while it is still available, rather than starting from scratch. Starting with a NoTouch Credit Pull before orders land gives you time to sort out entitlement and structure.
